Benefits
- Salary: $55,000.00 – $100,000.00 per year Compensation DOE
- 8 hour shift and as needed based on community emergency needs
Responsibilities
- The goal is to maximize asset value, customer satisfaction and revenue while having deep experience in NYC Compliance and reporting both for city wide departments and internal processes to develop
- Developing and Implementing all Property Management Division Wide Standard Operating Polices and Systems
- Oversee all daily management and maintenance with internal providers as well as outside vendors
- Fulfill and coordinate with all condo unit owner daily requests
- Assist with setting annual operating budgets and reviewing accounting/financial statements in collaboration with the Condo Boards
- Manage the inspections inspections/maintenance contracts for each building for proper maintenance and compliance (elevator maintenance, CAT 1/CAT 5 inspections, fire sprinkler inspections, boiler testing, etc.)
- Become well versed in all property management documents (Condo Bylaws, Declarations, etc.) and follow proper procedure to enforce the rules of the condominium
- Maintain a positive, productive relationship with owners
- Negotiate lease/contracts with contractors in a timely and reliable manner
- Collect receivable accounts and handle operating expenses
- Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
- Monitor the cash and reserve funds of the property
- Responsible for final review of operating statements and monthly financial reports
- Actively participate in budget preparation
- Assist the property accountant in the presentation of the receivables and payables as well as the annual budget to the Board of Directors
- Keep track of property financial variance reports
- Constantly seek, evaluate, and execute methods to achieve methods to preserve client cash and capital
- Responsible for overseeing building repairs and apartment alterations
- Approve payment of vendor invoices via accounts
- Oversee all aspects of building management and will work in tangent with a senior level team while acting as a liaison to the Board, owners and the Company
- Work with Board of Directors in establishing bylaws and regulations for the building when necessary; i.e: a new development
- Responsible for leading Board of Director meetings by keeping focus on the agenda created
- Prepare Board meeting minutes in a timely and professional fashion
- Submit board meeting “agenda packages” to the Board as required but at least five days prior to meetings
- Responsible for handling emergencies and crisis management
- Accomplish financial goals and report periodically on financial performance
- Source and build relationships with prospective clients to expand business opportunities
